Financing in a Growing and Changing Pompano Beach
Pompano Beach has invested heavily in its beachfront and downtown areas over the past several years. The Fishing Village district at the base of the Pompano Beach Fishing Pier has grown into a beachfront destination with restaurants, shops and a hotel, alongside a widened, resiliency-focused rebuild of the pier itself. A short distance inland, the city’s Community Redevelopment Agency has continued to advance a multi-phase plan for a more walkable Downtown Pompano Beach, with new residential, retail and mixed-use development envisioned around the historic downtown core. On the city’s west side, near the former Pompano Park property, a large mixed-use development known as The Pomp is under construction, bringing additional retail, entertainment and residential density to that part of Pompano Beach.
None of this changes what matters most in a mortgage: the borrower, the property and the numbers. But it does mean more buyers are considering newer condominiums, redeveloped beachfront properties, move-up purchases near downtown and investment opportunities than in past years. Whether you are purchasing an established home, a newly built condominium, a second home near the beach or a rental property, Greg can help you compare financing that fits the property and your plans, without guessing about where values or rents are headed next.
Pompano Beach Condo Financing Requires the Right Lender
Condominiums are a major part of the Pompano Beach market, from beachfront high-rises to smaller Intracoastal and inland buildings. Financing a condo involves two separate reviews: the borrower’s qualification and the lender’s review of the condominium project itself.
What Lenders Look At Beyond the Borrower
Depending on the lender and loan program, a condo review can include the association’s budget and reserve funding, insurance coverage, owner-occupancy ratios, any pending litigation, and structural or milestone-inspection documentation for older buildings. Special assessments and rising insurance costs can also factor into the total monthly housing payment.
Some buildings are considered warrantable and others non-warrantable, and lender overlays vary widely. A decline from one lender does not necessarily mean every lender will reach the same conclusion, which is one of the main reasons buyers compare a broker with access to more than 25 wholesale lenders rather than a single bank.
This is general information, not a guarantee of approval or condo-project eligibility. Every building and loan program is different.
Warrantable Condos
Buildings that meet standard agency guidelines for owner-occupancy, budget, insurance and litigation typically allow the broadest range of loan programs.
Non-Warrantable Condos
Buildings with higher investor concentration, budget shortfalls or other flagged issues may still qualify through select Non-QM or portfolio lenders.
High-Rise & Oceanfront
Larger oceanfront and high-rise buildings often involve additional insurance, reserve and, for older buildings, structural documentation review.
Second-Home Condos
Financing for a seasonal or vacation condo generally carries different occupancy and reserve requirements than a primary residence.
Investment Condos
Rental condos may qualify under conventional investment guidelines or DSCR programs, depending on the building and the lender.
Retirement & Reverse-Mortgage Condos
Eligible condo owners age 62 and older may be able to explore reverse mortgage options, subject to condominium and lender eligibility.

Waterfront and Jumbo Mortgage Options in Pompano Beach
Pompano Beach’s boating neighborhoods, including Hillsboro Shores, Harbor Village, Garden Isles and other canal-front and Intracoastal streets, along with the A1A beach corridor, include some of the city’s higher-value real estate. Loan amounts on these properties often exceed conforming limits, which is where jumbo financing becomes relevant.
The right structure depends on the borrower and the property. Reserves, verified assets, income documentation and the type of property can all affect qualification, and self-employed or high-net-worth buyers may benefit from bank-statement or asset-based programs instead of a traditional jumbo loan. Conventional financing, second-home guidelines and asset-based qualification are also available for eligible buyers.
Waterfront and beachfront properties can also carry additional flood zone, wind coverage, association and insurance costs that affect the total monthly housing payment. Greg does not provide insurance advice, but factors these costs into the mortgage comparison so there are no surprises at closing.

Reverse Mortgage Options for Pompano Beach Homeowners
Pompano Beach has many established homeowners and long-tenured condo owners, which makes reverse mortgages a relevant option for some eligible retirees to understand, alongside other retirement-financing strategies.
Who May Be Eligible
Homeowners age 62 or older with sufficient equity in an eligible primary residence, including some condominiums, may qualify for a HECM reverse mortgage.
Accessing Home Equity
Eligible borrowers may access home equity and, if proceeds are sufficient, eliminate an existing required monthly mortgage payment on that home.
Ongoing Responsibilities
Borrowers remain responsible for property taxes, homeowners insurance, maintenance and any applicable HOA or condo association charges.
Purchase & Condo Options
HECM for Purchase may help some buyers finance a new home, and proprietary or jumbo reverse options may be available depending on the borrower, property and lender. Condominium eligibility can affect the available options.
Pompano Beach Investment Property and DSCR Loans
Between condos, rental homes, seasonal demand and a growing downtown, Pompano Beach attracts a steady number of real estate investors. Financing options include conventional investment loans, DSCR loans that evaluate a property’s rental cash flow rather than relying solely on personal income, and cash-out refinancing to access equity in an existing rental.
Not every condominium qualifies for DSCR or investment financing, and short-term or seasonal rental scenarios are only eligible where the specific lender, loan program and condominium or HOA rules allow it. Approval always depends on the property, the borrower and the selected lender’s guidelines.
Self-employed investors, Realtors, contractors and consultants who don’t show their full income on tax returns may also want to compare bank-statement and other Non-QM programs alongside traditional investor financing.

Mortgage Help Throughout Pompano Beach
Pompano Beach spans a wide range of property types, from oceanfront condo towers to inland single-family streets. Financing considerations differ by area more than by name alone.
Coastal & Waterfront
Hillsboro Shores, Harbor Village, Terra Mar, Garden Isles, Snug Harbor and the Santa Barbara Shores/Estates area.
Canal-front and Intracoastal homes here often involve jumbo loan amounts, flood and wind insurance review, and dock or seawall considerations as part of the overall financing picture.
Condo, Golf & Established Communities
Palm Aire, Cypress-area condominiums, Leisureville, Cresthaven and the Pompano Beach Highlands area.
Many of these neighborhoods include established condominiums and long-owned single-family homes, where project eligibility, association budgets and retirement-income qualification are common financing topics.
Downtown & Central Pompano
Old Pompano, Downtown Pompano Beach, the Atlantic Boulevard corridor and the A1A beach corridor.
This area includes a mix of older homes, newer construction and redevelopment activity, so buyers here often compare financing for both existing homes and newly built residences.

Frequently Asked Questions
Do you work with buyers throughout Pompano Beach?
Yes. Mortgages Done Right helps buyers, homeowners and investors throughout Pompano Beach compare mortgage options from more than 25 wholesale lenders, working directly with Greg Hayden from our Boynton Beach office.
Can you finance condos in Pompano Beach?
Yes, subject to eligibility. Financing depends on both the borrower and the lender’s review of the condominium project, including budget, reserves, insurance and occupancy.
What happens if a lender says my condo is non-warrantable?
A non-warrantable finding from one lender does not automatically apply to every lender. Some non-warrantable buildings may still qualify through select Non-QM or portfolio programs, which is one advantage of comparing multiple wholesale lenders.
Do you offer jumbo loans for waterfront homes?
Yes. Jumbo financing is available for qualified buyers of waterfront, canal-front and beachfront homes whose loan amount exceeds conforming limits, subject to reserves, income documentation and lender guidelines.
Can self-employed borrowers use bank statements?
Eligible self-employed borrowers may qualify using personal or business bank statements, profit-and-loss documentation or other approved Non-QM methods instead of traditional tax-return income.
Are DSCR loans available for Pompano Beach investment properties?
DSCR financing may be available for eligible rental properties based primarily on property cash flow. Not every condominium or property qualifies, and eligibility depends on the lender’s specific guidelines.
Do you offer reverse mortgages in Pompano Beach?
Yes. Eligible homeowners age 62 and older may be able to compare HECM reverse mortgage options, subject to borrower, property and lender eligibility requirements.
Can a reverse mortgage be used on a condominium?
Potentially. Condominium eligibility can affect available reverse mortgage options, so the specific building and loan program need to be reviewed.
Can you help with second-home financing near the beach?
Yes. We help buyers compare conventional, jumbo and other eligible options for second homes and seasonal residences near the Pompano Beach coastline.
