The FHA loan limit is the most you can borrow with an FHA-insured mortgage in a given county, and it is set by HUD each year. If you are shopping in South Florida, the limit can decide which homes fit an FHA budget. For FHA case numbers assigned on or after January 1, 2026, the one-unit limit is $667,000 in Palm Beach, Broward and Miami-Dade counties, and $541,287 in counties that sit at the national floor.

2026 FHA Loan Limits in Palm Beach County

Palm Beach County shares its FHA limits with Broward and Miami-Dade counties because HUD sets them for the Miami-Fort Lauderdale-West Palm Beach metro area. The limits depend on the number of units in the home:

Every city in Palm Beach County uses the same county limit, including Boynton Beach, Boca Raton, Delray Beach, West Palm Beach, Lake Worth Beach, Jupiter, Palm Beach Gardens and Wellington. Broward cities such as Parkland and Coral Springs use the same figures.

No Florida county is at the national ceiling of $1,249,125 for a one-unit home. The limits above come from HUD’s Mortgagee Letter 2025-23 (issued December 11, 2025) and HUD’s list of areas above the floor and below the ceiling for calendar year 2026.

What the FHA Loan Limit Means for the Price You Can Pay

The limit applies to the loan amount, not the purchase price. Your down payment sits on top of it, so the home price you can reach is higher than the limit. With the minimum 3.5% down payment (generally available to borrowers with credit scores of 580 or higher), the approximate highest price at the one-unit limit looks like this:

Two- to Four-Unit Homes

FHA can be used to buy a home with up to four units when you will live in one of the units as your primary residence. The higher limits in the tables above apply to those properties, and rental income from the other units may help with qualification under FHA guidelines. What If the Home Costs More Than the FHA Limit?

If your price range is above the county limit, you still have choices. You can increase your down payment to bring the loan under the limit, or compare other programs. The 2026 baseline conforming loan limit set by the Federal Housing Finance Agency is $832,750 for a one-unit home, and it is higher in some high-cost counties, so a conventional loan may allow a larger loan amount than FHA. How to Check Your County Limit and When It Changes

HUD publishes a lookup tool where you can search any county: the HUD FHA mortgage limits search. HUD normally announces limits for the following year in the late fall, and they apply to FHA case numbers assigned on or after January 1. This page reflects the calendar year 2026 limits and was last reviewed in October 2026. If you are buying near the start of 2027, confirm the new limit before you make an offer.
